Do you need a home inspection?
Purchasing a home is most likely the single largest investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you will want to learn as much about the house as you can before you buy it. The more informed you are, the better your decision will be. A home inspection may identify the need for major repairs as well as the need for maintenance that otherwise could go unnoticed.
This is not a code inspection, so there is no pass or fail. Rather, it is an information gathering session that provides important, useful information that will help you decide if this is the right house for you. There is nothing that cannot be repaired in a house. However, it is our job to help understand the homes needs so you can decide if the necessary work is worth your time and effort.

At the Inspection:
Our inspectors will arrive 15 to 30 minutes before the inspection is scheduled to start, to inspect the roof and upper sections of the building. This is done early so that the inspector can be on the ground to meet you when you arrive. Upon your arrival the inspectors will introduce themselves and answer any questions that you may have. If your agent has not arrived, the inspector will let you into the house to resume the inspection. You are welcome to follow along, ask questions, take measurements, explore the property, or come and go as you please. This is most likely the last time you will have access to the house before the final walk through, so we encourage you to take advantage of it. Once the inspectors have finished, we’ll get together to review the written report and we will email it to you and your agent.
An average home inspection takes between 2.5 to 3 hours with each additional service adding 30 to 45 minutes to the process. We encourage you to be present for the entire inspection but understand if that is not possible. Most information is given at the end, when we review the the report. If you’re unable to be present, let us know and we can schedule a review via phone or Skype.
